How long does it take?

We have bought a house in a day, and many in less than 14 days, however the normal length of time is between 2 to 6 weeks, we would fit in with your timetable, and if you need longer then we are happy to wait until your plans are finalised. We have waited several months for some clients.

What are the costs involved should I wish to go ahead?

We will pay all the costs of the transaction including the Home Information PackK (HIP) and Solicitors. So what we offer you is what you receive; on completion of the sale, the balance of monies after the mortgage company has been paid by your Solicitor will be sent to you.

I don’t know a Solicitor.  I have not used one for many years.

Not to worry, we have a panel of Solicitors that we tend to recommend every day for our clients, they will act in your best interest.

How am I protected?

We offer you the standard Assured Shorthold Tenancy Agreement this is the most common tenancy agreement that is used today. This shows the level of rent and length of the tenancy and ensures that your legal rights are protected.

Do I have to pay a "Bond"?

No, we do not take a bond off our sell and rent back clients.

How long can we rent for?

Simply for as long as you like, you decide on how long you wish to rent for at the beginning of the tenancy, this could be from just a few weeks to many years.

What if I want to vacate the property before the end of the tenancy?

No problem at all , just give us one months notice in writing, there will be no penalties, and you don’t have to wait until the end of the tenancy.

How often does the rent go up?

We carry out rent reviews every two years, the rent is roughly in line with inflation and other similar types of rented properties.

Who maintains the property, for example what happens if the heating system breaks down?

We maintain the exterior, electrics and pipe work should the central heating break down we would normally have a CORGI registered plumber out to you within 24 hours.

Who insures the property?

We insure the building, you insure the contents.

Can I decorate and carry out improvements to my home?

Yes, the interior decoration is your choice, you can also replace fittings etc.

Can I downsize to a smaller property?

Yes, we give priority to all our tenants, as we have got to know you over the years, we value you as a tenant and are always keen to hold onto our best tenants. You can also move to a larger property should the family be expanding.
